Good things are happening in real estate and in business in Largo, Florida; Not too long ago the City adopted the slogan "City of Progress".  My favorite Coffee & Tea shop in Pinellas County, Florida -  The Caffeine Gourmet came up with a unique way to Fight Breast Cancer...they created: Pink Ribbon Tea!

 The Caffeine Gourmet  specializes in life's fine indulgences like: premium coffees roasted right on the premises; over 50 custom teas; delicious baked goods made fresh daily and chocolates to die for. But what's finer than LIFE! I got a reminder last Friday when I stopped in to see the owners, Stewart & Stephanie Allen.   

It was a rainy real estate day last Friday - and it's so rare we tend to get spoiled and I have to admit I'm not crazy about going in and out of homes in the rain. I had just met with a young family wanting to know more about how to sell their home in Largo and buy a larger property. Things had gone well this them and I realized I had some time to dry off and warm up before meeting with a couple relocating from Philadelphia that wanted to buy a Waterfront Condo on Clearwater Beach.

I was craving one of Stewart's fabulous "roasted  gourmet coffees" when, Stephanie told me about her newest creation, a really the special tea, Pink Ribbon Tea.  

Stephanie told me why she wants to help - She had several friends who had Breast Cancer including her Aunt and happily they are all SURVIVORS. Stephanie, being a nurse herself, felt compelled to make a difference so she committed to creating a signature tea where all the profits go to fight Breast Cancer.  

Do you know what it takes to create a new tea? ...I didn't. She explained how she and her talented "tea blender" spent 3 months experimenting to create the perfect tea.  They worked until they were both satisfied they'd gotten it just right...the perfect taste and the perfect color. 

You should see Stephanie's face light up when she shares her passion for giving back to the community and helping women in the Tampa Bay area fight Breast Cancer.  Sitting there I felt a little silly realizing the rain may have been inconvenient - but it was NO problem! We have a client we're helping sell her beach home right now and she's been diagnosed with Stage 4 Breast Cancer and I savored my cup of Pink Ribbon Tea knowing we were all sisters united in the fight for a cure. This is where the new City of Clearwater Public Boat Slips are going to call Home!  They will be a great place to be when local festivals and concerts are going on in Coachman Park.

It's just after 11pm and the long awaited results are in and Clearwater residents approved the Penny for Pinellas Tax for another 10years and agreed to use public land to build public boat slips near Coachman Park - this should change the face of downtown - we'll keep you posted on all the projects progress.

Largo Home Market Analysis - Orange Lake Village has mostly 2 and 3 bedroom Largo, FL homes and the average size is @900 sq. ft. You can still buy a home here for under $120,000. There are homes that approach 1300 sq ft in size by usually having enclosed an original front porch/carport area.  

As experts focused on the Tampa Bay real estate market people are constantly asking us, "What's happening now?" so let me give you a 9 month trend analysis for these Orange Lake Village homes in Largo,FL . Currently their are 35 homes for sale. Sellers are asking anywhere from $119,900 to $224,000 for their homes.

When buying and selling real estate knowing what price home sellers are asking for is not as important as knowing what price homes in the area are CURRENTLY selling for.

If we take a 9 month look at Orange Lake Park in Largo you find:

31 Homes sold over the last 9 months - about 3.5/month;

The Avg Home size was = 941 Sq ft;

It took 69 days on average to sell a property;

The highest price for a home sold for was $189,000;

The lowest price any home sold for ws $119,900;

The average price for a home in this neghborhood over the last 6 months was $147,000;    

 So now what's happened the last 3 months.......

In this market we've seen things slow significantly between November and February so let's take a look at what's been happening the last 3 months.    

Only 6 Homes sold - with 35 Homes currently for sale in this neighborhood, like the Tampa Bay area, still remains a Buyer's market.

It makes sense that with more homes for sale it would take longer to sell - over the last 3 months is now taking an average of 99 days to sell a home in Orange Lake Village - this is 30% longer than 9 months ago. The Highest sale price has dropped $49,000 and now is $150,000, the good news is that the lowest price sold in the last 3 months was up from $119,900 to $131,000.  When you average out the 6 sales the average home price dropped from $147,000 to $141,000 which is down 4%.

Report on Clearwater Florida Real Estate and Community Update:

There are several key issues being decided in today's election.

The City of Clearwater has a referendum to allow boat slips to be built in downtown Clearwater on the edge of Coachman Park. This item has been up for vote before and lost - we'll see what the citizens of Clearwater decide this time. With the new bridge the downtown is in sore need of attractions and a purpose to get people back down there. 

In addition, Pinellas County voters will decide whether to extend the Penny for Pinellas Tax which as funded many of the improvements and ammenities we enjoy here like improved roads, parks, new bridges, and more.

Many residents locally feel we are on the verge of tax revolt with the impact rising home owners insurance and property taxes are having on most families - the Penny may fall victim to the "anit-tax" climate heating up here in Florida.

The home owners of Grovewood Neighborhood, located near the intersection of Belcher and Druid in Clearwater Florida will be having one of their 2 annual Grovewood Neighborhood garage sales this weekend - March 16,17&18th 2007. The Grovewood home owners  are also accepting donations for a "Neighborhood Sale Spot" where all the money raised will go to fund the Grovewood Neighborhood Beautification projects.

It's a great opportunity to find some bargains and check out the homes in the Grovewood neighborhood - we have lots of friends that love owning a home and living there! 

 I'm always interested in different things going on around my hometown of Clearwater,Florida  - You may not know that we have an extensive Parks and Recreation department and the County also offers so much too - recently this upcoming event  caught my eye - with 1 son in Cub Scouts and one on the way I thought..."Who knew you really could eat the Plants outside" - I just thought that was something my boys did(LOL). They will be holding their membership meeting that evening at Moccasin Lake Nature Park, located at 2750 Park Trail Lane in Clearwater. (Membership is reasonable at $25 a year and helps supports their cause of promoting the preservation, conservation, and restoration of the native plants and native plant communities of Florida.)

Dr. Anna Dixon will  be the guest speaker and will give a "hand's on program" called "The Real Dining Out Guide to Florida" featuring   native "WILD EDIBLES" ~ many of which can be found  here. They utilize the classic guide Edible Wild Plants of North America which lists hundreds of tasty native plants ~ find out how to prepare them, even taste a few... it gives a whole new meaning to "Dining Out".
