The Sandpearl Resort was built where the old Clearwater Beach Hotel stood since 1917. The good news is that the history of the Clearwater Beach Hotel didn't end when it closed down 2 years ago.

The old hotel's bar was salvaged, restored and placed on in the Sandpearl's beachside tavern.

Our family was having dinner at one of our favorite Cleawater  beach restaurants, Bobby Heilman's Beachcomber,the other day and afterwards knowing the Sandpearl resort was getting ready to open we took some new shots of the Sandpearl from the front and from the beachside.

It gives you a feel for why this resort will have such appeal. It has world class beaches and amazing sunsets.

What a great Gulf view - especially at sunset. This hotel opened for visitors in 2007- just in time for Labor Day.

We've enjoyed seeing the Sandpearl go up since it is located just 2 short blocks from our office on Baymont Street. Sandpearl is located next to the Mandalay Beach Club luxury condo development. Both developed by JMC Developers.

The Sandpearl Resort (made up of the Hotel and Condo-Hotel) and Sandpearl Residences (the 116 Clearwater Beach Condos) are in a great location within walking distance of Pier 60 and their nightly activities, as well as, fishing from the functional pier. It is only about a mile's walk to Caladesi - which many believe will be named Best Beach in the United States next year. It has been recognized as a top beach for several years running now and is only accessible by foot from North Clearwater Beach or by boat.

What many people don't realize is the City of Clearwater's code's default is a minimum of 30 day rentals which means if no other rules apply Clearwater Beach Condos or other property must be rented for at least 30 days or longer.

Recently I had client looking to buy a Clearwater Beach condo as their vacation home. They also wanted to be able to rent it out weekly when it's not being used. Sounds simple enough, right? These Clearwater Beach area rental facts below may surprise you. 

This is another good reason why you want to work with  Clearwater Beach experts who know this kind of info about the various Clearwater Beach condos (also things like are pets allowed, how to calculate property taxes, etc. - topics for another day) because....

Which Sand Key, Island Estates & Clearwater Beach condos allow Short Term Rentals?

Get the Facts:

  • ALL Island Estates condos must be rented for over 60 days and most require a 90 days minimum or longer;
  • On Sand Key there are only 2 condominium complexes that allow you to rent for a minimum of 14 days;
  • Sand Key has no condos that allow 7 day rentals;
  • Only 4 Sand Key beachfront condos allow 30 day rentals - the rest require that you rent their Sand Key Condos for 90 days or more;      

The good news is that their are actually 7 Clearwater beach condos that allow 7 day rentals - quirky how that number matched.  5 of these short term rental condos have fabulous inter-coastal waterviews (and you can walk across the street to Clearwater Beach) and there are two gulf-front Clearwater beach condo complexes directly on Clearwater Beach with sugar white sand at your backdoor.

You might wonder why Beach condo rental periods vary so greatly. There are many reasons but one of the reasons is that many of them have a 180 day minimum rental period because then you can avoid the extra 12% bed tax (which is charged to the user just like in a hotels) that is charged on all rentals in Pinellas County that rent for a period of less than 6 months. It's definitely something to consider when making your plans.

When relocating to the Tampa Bay area people either want to stay close to MacDill Airforce base which is located 8 miles south of downtown Tampa (withing about 30 minutes) or some are willing to commute a little further to be closer to our Tampa beaches since the commute may 45 mins - 1hr but the tropical lifestyle is hard to beat - either way we can help!

construction workerClearwater Florida - As we look at all the foreclosures that exist today, especially locally here in Florida, many are the result of unsuccessful home investors and would be flipper's whose business plan flopped - it's easy to see how many got caught with their pants down!   

So when I read Matt Heaton's article today, Should Realtors be blamed for the sub-prime crisis? (A rebuttal)  it got me thinking about a situation that happened to us in late 2006 - I'd like to share it with you and have you give me your opinion..Would you have done the same thing - or not? Give me your opinion.

If One House is Good - Two Houses Must be Great - Right?

Last year we had an "new real estate investor" who went to a weekend How to Flip for Fast Profits Class - we all know the kind of seminars I'm talking about. He contacted us and asked us to help him buy a fixer upper home at a bargain price - which we help people do it all the time. We worked with him and he narrowed it down to 2 homes that both appeared to meet his buying criteria - now this is where the problem arises.

When we ask him which house he wanted to put an offer on he shocked us and says 'I'm gonna buy them both" - What??? Now we knew for the first home he had a line of credit that was very attractive and gave him great terms however when he got excited about the 2nd home he went out and lined up a less attractive loan to be able to purchase it.  

We immediately warned him to wait on buying the second home and we shared our concerns (for him) that he'd never remodeled and resold a home for a profit before. We advised him to buy one house now, get it done and then to do his next one... but he was totally h3ll bent on buying two homes right away.

I'm not your Mother or your business coachSo now Jack and I sat down with each other and discussed our genuine concern for him and his ability to be successful. We questioned what we should do - because we do care about the people we serve more than doing a transaction. We discussed how we had been working with him for 6+ months to find these homes. We had fulfilled our job as his buyers agents and now because we cared so much about his ability to be successful we questioned whether we should finish the transactions or walk away.

So what did we decide?  Ultimately we decided that

  • We had done what he had hired us to do as his Real Estate Agent;
  • He had gotten 2 legit loans on his own and he WAS determined to buy these 2 homes from someone.
  • We are not his mother or his business coach - we are real estate agents and we did our job 110% and felt we should get paid if he was committed to buying these homes.

We still hated that he was going through with his "risky" plan. Ultimately he did buy two homes and renovated them. Then sold one home early in 2007 and he has been unsuccessful in selling the other and may lose it to foreclosure- it has not been a profitable experience for him and has definitely impacted his good credit he started with.

Sand Key FLorida Real Estate and Weather Sure Winners While Capitol One Bowl Game Up for Grabs

Sand Key Condos with watefront beach views in FloridaSand Key Florida Real Estate - Today at the beach I was thinking of my good friend Missy Caulk, a top REALTOR in Ann Arbor who is a die-hard University of Michigan Wolverine fan. 

Being a University of Florida Gator myself we're anxious to see who ends up with College Football bragging rights for the next year as our teams are playing in this year's Capitol One Bowl Game in Orlando Florida. 

Recently Jack was researching various weather reports and was checking winter weather around the country and it got me to thinking if it was a competition based on our winter weather then we'd be the odds on favorite to win that bet. Now when it comes to college football - I'm not making any bets - think it should be a good game for all of us!  

So when it comes to game day, they are forecasting the high temps on New Years Day to be 81 degrees in Sand Key Florida and 31 degrees in Ann Arbor Michigan. Now we'll just have to wait and see what the final bowl game score will be.  Win or Lose I do know that this is the right time for Michigan Wolverine fans to purchase their winter retreat here in the Clearwater Beach / Sand Key area - let me show you our bargains.

While we don't have a crystal ball we did think it would be helpful to take a look back over the last 2 years to see where Pinellas County luxury real estate been and where we are now.

Real Estate 2007 Year in Review - Pinellas County Luxury Condos

We all have heard that it's a buyer's market in the Tampa Bay area however let's review the facts and temper some of the news media. Here is the first report in our new series called the Real Estate Market Report - 2007 Year In Review.

Readers tell us that it's easy to find information on total Pinellas County market statistics however it can be misleading when those reports include everything from condos under $100,000 in 55+ Adult Retirement Condo Communities to the record setting condo sale of $4,400,000 at the Sandpearl Residences condos on Clearwater Beach this past month. 5 condos sold for over $3,000,000 this year in communities like The Grande, Mandalay Beach Club, Vinoy Place and Parkshore Plaza. Luxury condos and fine living still have their discriminating buyers even in this real estate market.

Pinellas county luxury real estate - time it takes to sell condos

We have seen the time it takes to sell luxury condos in Pinellas county has risen from just over 75 days to over 225 days this past month. It's easy to understand when you look at the fact that there is a more limited buyer pool for these luxury condos as well as the fact that condo buyers have more lots of choices of condos currently for sale in Pinellas County. 

The next chart explains the Pinellas Luxury Condo Real Estate Asked to Sold ratio. We often get buyer requests for people wanting to buy a Clearwater Beach Condo on the Gulf of Mexico for under $100,000, we smile knowing we could sell those all day long if it existed and then have to explain is just doesn't.

The following graph shows that while luxury condo sellers in Clearwater, St Petersburg and the Tampa Beaches are making deals and there are some luxury waterfront condo bargains to be found, sellers are not "giving away" this desireable Tampa Bay real estate.

Notice on the Asked to Sold Graph below that with the exception of one month, June 2007, out of the last 24 months the "asked to sold ratio" has been over 90%. While Pinellas County luxury real estate usually sells faster and in the high 90's - luxury sellers are holding the line on their property values and many are willing to hold out longer than to sell a drastically lower prices.
