Welcome to Clearwater Beach, FL where our most popular real estate continues to be our sugar white sand! Our kids, Alex & Sean Haydon love hanging out at The Clearwater Beach, Pier 60 at sunset any chance they get.  

So in case you didn't know - it's officially Spring Break season here in Clearwater, FL and the good news is the weather is beautiful - today it is 85 degrees and sunny in Pinellas County ~ pinch me!

Now for the challenge - Finding a place to park! Clearwater Beach continues to be in the throws of major real estate redevelopment and in this process we've lost lots of parking spaces on Clearwater beach so go early if you're going to park close to the beach  - That's my best advice.   This week, beginning today, may be even more crowded since the local children of the Pinellas County schools are home on Spring Break this week too! 

I met this long time resident today that says at 95 years young he's found the perfect mode of transportation! 

I'll share a secret from the Clearwater Beach seashell on possible little-known parking spots.....

PARKING TIP: If you head north on Mandalay and then turn west/left just past the Palm Pavilion, across from the park there in front of some beach condos and townhomes are a few little known spots with metered parking - it's an area mostly known only to local Clearwater beach condo and homeowners! 

So enjoy the beautiful weather, local shops and resturants and bring lots of quarters for the parking meters or you'll have to go home sooner than you planned! Let me know about your plans this Spring Break week....

About Largo, FL ~ Looking for something different to do in the Largo Area - Consider checking out the First annual Fine Artist Market being held in Largo Central Park from 9am-5pm on March 24-25^th. This event was led my Sue Osborne of the Tampa Bay Newspaper and they have attracted some of the finest artists in the area.

There is also a band shell that will feature many locally talented musicians so you can even hang out, listen to the music and relax under the oaks. It should be a "perfect" outdoor weekend.

Jack and I were the guests of our friends at Old Harbor Bank last night at their Special Reception to "Meet the Artists" and attend the awards ceremony for the "Young Artists" Award. It was held at Largo Central Park. You would not believe the talent of these Young Artists (age 10-15years old). One young lady did a portrait total out of buttons - it was so creative. I love seeing people "think outside the box".

And remember to take your sunscreen because today's going to be 85 degrees and sunny - Isn't winter in Florida GREAT?

Hello Friends, Can you imagine my delight when I saw the talented Sarah Cooper made time to read one of my articles and then bestowed me with a gold star....and a challenge (smile) that led me here to MEME - tell 5 factoids about ME to the world.

So here goes.....

1) My husband, Jack and I have been married almost 21 years and we met 23 years ago working together in Development/Information Systems at IBM in Lexington, Kentucky. On our first date, I invited him to play tennis on IBM's clay courts after work. It was funny because he forgot his tennis shoes and I didn't know he was a ranked player in the state of Kentucky and I wasn't very good at tennis but back then I looked cute in the tennis clothes (22 was a cute age!) We laughed like crazy and played anyway and began a friendship that resulted in my marrying my best friend and sole-mate...and we're still crazy and laugh lots after all these years! 

2) I am a Native Floridian - which they tell me is rare. I was born in Miami when my parent's were finishing college at the University of Miami. My Father is Guatemalan and my mother grew up in Peru and Guatemala - they met in high-school, eloped and put each other through college. They are still married today.

3) I am a quirky combo of Creative/Artist and Problem Solver/CIS degree - as I mentioned above, I worked for IBM and I am a graduate of the University of Florida (Go Gators) with a Computer Science/Business degree and had my full-time job with IBM 18 months before I graduate. I was in Sales & Business Consultanting for about 10 years before taking some time off to have kids - that was when I discovered my passion for painting - including painting on everything that doesn't move and Faux Finishing, both of which I am now certified in and also taught for about 5 years - I love sharing my talents with others - the side benefit was making some great friends and getting to see several women turn their hobby into a business. Want to see some of my creations..............Here's a picturetrail album of some of the things I've done - Check out the Painted Tropical Murals Album (left column towards bottom)- we can be a little crazy here on the Florida Beaches. Here's what I call it my Functional Art ! Today I tend to just paint for special friends or a special occasion. My favorite thing to paint is Glass Wine Glasses - I think it's because I love red wine!!!! However, with all this blogging I think I found a new passion and may have to stick with just drinking wine while I blog!

4) Today I still use my art talents to help local schools, create Art Projects for their auctions that parents or grandparents will pay big bucks for (smile) - I just started using Jeff's awesome Real Estate Shows and was helping a local school and put together this Idea Show to help inspire them     If you have 60 seconds please watch - you won't believe the kids work...Turn on Speakers and click:*** Past Kids and Auction Projects *****

5) I have 4 grandkids -What????? It's a trick answer - Jack was a single parent when we got married and he had 2 children, Craig & Lauri. Lauri has 4 children and the youngest 2 are the same age as ours - Jack and I have 2 Boys - Alex is 10 and Sean who's 5. The interesting fact about them is that Jack began homeschooling them this year and he is doing an amazing job. More on that some other time.  

Well that was probably more than you wanted to know about me. I know I too am having fun learning more about the people behind the faces.

So now I would like you to hear from Leah Ross, so you can learn about some of the things I love about her and for people I'd like to know more about I tag Amy Albright and who I recently met at a technology conference and Yvonne Brown, who is a newer blogger like me and I'd love to know more about her.

Good things are happening in real estate and in business in Largo, Florida; Not too long ago the City adopted the slogan "City of Progress".  My favorite Coffee & Tea shop in Pinellas County, Florida -  The Caffeine Gourmet came up with a unique way to Fight Breast Cancer...they created: Pink Ribbon Tea!

 The Caffeine Gourmet  specializes in life's fine indulgences like: premium coffees roasted right on the premises; over 50 custom teas; delicious baked goods made fresh daily and chocolates to die for. But what's finer than LIFE! I got a reminder last Friday when I stopped in to see the owners, Stewart & Stephanie Allen.   

It was a rainy real estate day last Friday - and it's so rare we tend to get spoiled and I have to admit I'm not crazy about going in and out of homes in the rain. I had just met with a young family wanting to know more about how to sell their home in Largo and buy a larger property. Things had gone well this them and I realized I had some time to dry off and warm up before meeting with a couple relocating from Philadelphia that wanted to buy a Waterfront Condo on Clearwater Beach.

I was craving one of Stewart's fabulous "roasted  gourmet coffees" when, Stephanie told me about her newest creation, a really the special tea, Pink Ribbon Tea.  

Stephanie told me why she wants to help - She had several friends who had Breast Cancer including her Aunt and happily they are all SURVIVORS. Stephanie, being a nurse herself, felt compelled to make a difference so she committed to creating a signature tea where all the profits go to fight Breast Cancer.  

Do you know what it takes to create a new tea? ...I didn't. She explained how she and her talented "tea blender" spent 3 months experimenting to create the perfect tea.  They worked until they were both satisfied they'd gotten it just right...the perfect taste and the perfect color. 

You should see Stephanie's face light up when she shares her passion for giving back to the community and helping women in the Tampa Bay area fight Breast Cancer.  Sitting there I felt a little silly realizing the rain may have been inconvenient - but it was NO problem! We have a client we're helping sell her beach home right now and she's been diagnosed with Stage 4 Breast Cancer and I savored my cup of Pink Ribbon Tea knowing we were all sisters united in the fight for a cure. Largo Home Market Analysis - Orange Lake Village has mostly 2 and 3 bedroom Largo, FL homes and the average size is @900 sq. ft. You can still buy a home here for under $120,000. There are homes that approach 1300 sq ft in size by usually having enclosed an original front porch/carport area.  

As experts focused on the Tampa Bay real estate market people are constantly asking us, "What's happening now?" so let me give you a 9 month trend analysis for these Orange Lake Village homes in Largo,FL . Currently their are 35 homes for sale. Sellers are asking anywhere from $119,900 to $224,000 for their homes.

When buying and selling real estate knowing what price home sellers are asking for is not as important as knowing what price homes in the area are CURRENTLY selling for.

The average price for a home in this neghborhood over the last 6 months was $147,000;    

 So now what's happened the last 3 months.......

In this market we've seen things slow significantly between November and February so let's take a look at what's been happening the last 3 months.    

Only 6 Homes sold - with 35 Homes currently for sale in this neighborhood, like the Tampa Bay area, still remains a Buyer's market.

It makes sense that with more homes for sale it would take longer to sell - over the last 3 months is now taking an average of 99 days to sell a home in Orange Lake Village - this is 30% longer than 9 months ago. The Highest sale price has dropped $49,000 and now is $150,000, the good news is that the lowest price sold in the last 3 months was up from $119,900 to $131,000.  When you average out the 6 sales the average home price dropped from $147,000 to $141,000 which is down 4%.
