Sand Key Waterfront Condos for Sale - Now Selling 3 times faster ~ Beach Real Estate Report

"Sand Key FL Real Estate is unique since it is a small waterfront community in Clearwater Florida. It has one 2 lane road that is a little over a mile long.

Sand Key real estate is comprised of the Gulf of Mexico / Beach on one side and the Intercoastal Waterway / Clearwater Harbor on the other. Everyday someone calls or emails us asking for Clearwater beach or Sand Key real estate bargains. Yes there are bargains but they're not giving it away. 

Realize they aren't making anymore waterfront on Clearwater Beach or anywhere else - so oceanfront demand will always exist and after a lull in sales we are seeing properties selling again. In May we saw sales of condos jump up from the low of 4 Sand Key condos sold in March at 82% of asking price to 12 Sand Key condos sold last month at 91.85% of their asking price.

Neil, It's been a slow year and we still have a huge imbalance of supply and demand. We also experienced a run up on beach real estate prices the last 2 years with tons of new construction on the beach for very high end condos - finally those that are motivated to sell are pricing for todays market and the sales show it's working.

On average it's now taking about 200 days to sell a condo on Sand Key and now we're finding sellers are starting to realize 2007 prices are not 2006 or even some late 2005 prices. In 12 months a total of 75 condos have sold on Sand Key which is about 6 a month on average - the current trend is encouraging - lets hope it continues.

Tina - thank you for stopping by to check out our waterfront property - we're still got a lot on the market - but they're not "giving away" waterfront - just takes longer since it's some of our more expensive local property.

Cyndee - Nicely done - and good information! Sometimes buyers do believe they can get a "steal" because the market is slower. Sellers still have not resorted to giving it away, especialy beach front.

Cyndee, good news it seem finally.  I was just down in Bonita Springs and got some local flavor, and a little bit of good news seems to be bubbling up there too.  (No, I don't have an awesome set of charts to make my point)

I've never been to Sandy Key there in Clearwater Florida, may have to run up the coast next time I'm down.

Paula, you're right - we get calls often asking for beach front condos for 2/2 - $150,000 - I think to myself - man if those existed I could sell those all day long!!! As a matter of fact I think several of my friends here would buy one...what do you think?

David - We still have a lot of inventory here too but with prices stabilizing and the fact that a bunch of the planned "new construction" condo projects on Clearwater Beach were put on hold or stopped means those that were going to buy beach condos there looked at existing Sand Key and Clearwater Beach condos - good news is it helped with our supply and demand problem

Irina - I think it may have more to do with the change in other new construction options and the fact that prices are becoming more realistic. Whatever the reason is - we'll take it :-)
