Didn't Get the Listing? That's OK....

Clearwater Seller's it's still a tough frustrating market and you need a Realtor who will tell you the truth..don't fall for this trap..... 

We tend to jump through lots of hoops to please a customer.  This morning I got a "TEXT" message on my phone that read:

               "We have selected another Realtor to sell our house. Thank you for your presentation"

Flashback to 2 weeks ago.

I had a call from a prospective client wanting to interview Realtor(s) about selling their home.   He was pressed for time and had to meet me at 9am the next morning, before he left town.   I got my research done, and was prepared.  

Cookie Cut NeighborhoodDuring our meeting at his home, his phone rang twice.  Both calls were from other Realtors®.   That confirmed that I was not the only agent he was interviewing, and I was not the last on his long list.

           **  He was not happy with the market statistics.

           ** He was not happy with my suggested list price.

           ** He wanted me to understand that his home was the best                              home in the neighborhood.

At the end of our meeting he asked if I would like to change my suggested list price on my presentation?  I told him that I would not make promises that I could not keep, and couldn't deliver a buyer at his high price goal.

I won't mislead my clients about the market, or the comparable sales that were used in my presentation.  I explained the issues with our buyers market.   A well informed "SELLER" is more important to me that just getting a listing.  Buyers want the biggest bang for their buck. As a  professional service, I rely on the Three P Approach: Price, Presentation, Promotion.  We want the buyers to want his home, and not one of the other 10 homes for sale in the same neighborhood.

                                    The market is what it is....not what we wish it to be.

Everyone that asks you to dance does not mean you will. The match, the realistic expectations all have to be there. You'll see this seller again in six months, a year and with a whole new attitude that you know what you are talking about. And were willing to state it. Just the truth, facts, way it is.

Thanks Andrew - I couldn't agree more...and this market, the wishful thinking on the seller's part will probably mean their home will ultimately sell for less than if could have if done realistically from the beginning!

You are better off spending your marketing dollar with a realistic seller.  When he comes back, make sure you update the figures...he will be back and remind you what you said...just let him know what the market has done since he  made his decision.

Cyndee, I think you are wise not to take the listing. Why take a listing that you know will not sell? It is tough evough selling well priced listing. Thanks for sharing.

Cyndee - Good job  you really don't need a listing that might be overpriced and just sit on the market. It is much better to have a well informed seller.

Some sellers really don't get it, they think their home is so special someone will pay whatever price they want to charge to have the privilege of buying their home...

Cyndee, Also received one of those calls but knew long before...I was not taking the listing. Wished the seller well and said NEXT!

Hi Cyndee ,I agree with all their comments.I don't think we need to work for free you know what happen on an over price.Good job on this listing and Keep it up the best clearwater short sale agent.
