Clearwater Real Estate Market Report - For Pool Homes July 2007

Clearwater Real Estate ~ Pool Homes

clearwater homes for sale with poolsMany people moving to Clearwater and the Tampa Bay area are looking to enjoy our "Florida Lifestyle" - while many people enjoy living on Clearwater Beach quite a few chose other top Clearwater neighborhoods because of commutes to work, neighborhood ammenities or schools. Having a pool and a screened cage can often bring the outside in making a home feel much larger while providing a great recreational space and a desirable place to entertain.

clearwater pool homes continue to be popular in the real estate market Currently many homebuyers find it's cheaper to buy a Clearwater home that already has a pool than to put one in so demand for pool homes helps these homes stay in demand. By the same token a poorly maintained pool home can become hard to sell and expensive to repair so working with real estate professionals that understand the ins and outs of pool homes can keep you from making costly pool home mistakes.

Also remember, if you have kids - Pool Safety is something you need to plan for. And for children that need to learn how to swim in Clearwater has lots of options from private Lessons with a caring swim instructor where your kids can be swimming after a few lessons or the local YMCA and the neighborhood recreation centers offer courses year round.

As of August 31, 2007 there are 1184 single family homes for sale in Clearwater. Here's some info about those with pools:

  • There are currently 347 Clearwater homes for sale with pools.
  • There are 100 Clearwater pool homes for sale under $300,000.
  • There are even 15 Clearwater homes with pools for under $200,000.

Here's our latest  Clearwater Real Estate Market Analysis - Overall and Without Pools - July 2007

Mollie Brauer of Making Waves Swim School offers families in Pinellas County private swim lessons or group lessons. She came highly recommended and now we know why. She took our 6 year old who wouldn't put his eyes in the water and who had major swimming phobias and had him swimming the whole length of the pool after (6) 30 minute private swim lessons. That's her in the photo above. We highly recommend her if you're looking for a patient, caring, great certified swim instructor for this area. You can contact her at 727-510-7066 and tell her Cyndee Haydon sent you.

We have helped several buyers succesfully negotiate great bargains on Tampa Bay pool homes last month. There are homes currently in pre-foreclosure or having to do a short sale (selling a home for less than you owe the bank) so there are definitely deals for prepared home buyers. Now is the time to find the pool home of your dreams. In real estate it's important to buy it for the right price - especially in a dynamic market like this. So here's more about what Clearwater Pool Homes are doing in today's real estate market...

Cyndee good information for Clearwater home buyers who want that pool. Working with an expert in the local real estate market is important and you and Jack are the local experts in FL.

Paula - I think you make a great point - we can use a pool so much of the year that people can really enjoy them,

Cyndee - It amazes me how beautifully staged some of you guys and gals posts are!

Cyndee, in Michigan pools are only valued in the eyes of the buyer. An appraiser gives no value to them in their appraisals. They don't take away, they are just a big nothing.

If I lived in Florida or anywhere in the South, I would want one.

Love the layout.  Nice charts!  Pools are too much like work to me.  I'd rather pay a membership and hobnob with others.  Beside who would see my in my Speedo, if I stayed home in my pool.  ;)

(people across america just spit up their breakfast)

If I was tech savvy, I'd be posting a pic of you in a Speedo Carney:-)

Cyndee--I can imagine the homebuyers prefer pools installed in FL homes as the construction process post purchase takes time and additional dollars. Good graphics and information for Clearwater home buyers.

Cyndee, Pools are a matter of preference. I know of buyers who would not look at a home with a pool and some who demand a pool. No matter what, you are right it is cheaper to buy a home that has a pool than to buy a home without a pool and try to put one in.
Posted by Mana Tulberg, Real Estate Agent - Camarillo CA (805 County Real Estate) about 11 years ago
Cyndee it is interesting how a pool can help a Clearwater home.  Here, in Bryan-College Station for the most part they aren't desirable.  They are hard to find for a client that wants one!
Posted by Chris Tesch, College Station, Texas Real Estate (RE/MAX Bryan-College Station) about 11 years ago

Cyndee, wouldn't it be nice if your first two graphs could be switched?  It will be nice to see sales moving up again.

Posted by Joanne Hanson, Summit County, Colorado Realtor (Coldwell Banker Colorado Rockies Real Estate) about 11 years ago

Cyndee,

Great post full of information for Clearwater buyers considering a pool home.  It is interesting to see that these homes have maintained value while the overall market has declined a bit.  You and Jack both really know your market.

Cyndee,

Wow, great job (as always) showcasing Clearwater pool homes! You live in such a beautiful community I can't imagine why someone wouldn't want a pool!

Missy - how interesting to know. Thank you. Here as I said it can be a big plus or a big minus depending on the condition.

Hey Bob - some say being able to do just that in the privacy of their own backyard is why they DO want their own pool home. Thanks for sharing your thoughts - you always make me smile.

Jason - you read my mind - that would have been priceless. We'll have to work on your tech skills because Bob in a speedo would definitely attract more readers of my blog :-)

Teri - it is something to think about when you're buying a home - especially in today's market - we actually had two differrent buyers last month get into pool homes for about $200,000 - that is rare in a normal market. There are some real bargain homes for sale in the Tampa Bay area right now.
Posted by Cyndee Haydon, 727-710-8035 Clearwater, Beach Short Sales Luxury Condos &Homes (Charles Rutenberg Realty) about 11 years ago
Mana - I have found the same thing - people tend to have a definite preference over wanting a home with a pool or a home without a pool - few people are neutral.
Posted by Cyndee Haydon, 727-710-8035 Clearwater, Beach Short Sales Luxury Condos &Homes (Charles Rutenberg Realty) about 11 years ago
Chris it is important to know their value or liability depending on the part of the country you live in. I'm surprised they're not more popular in Texas though. That's why the local real estate expert can help someone know what amenities will help their home's resale value and which wont.
Posted by Cyndee Haydon, 727-710-8035 Clearwater, Beach Short Sales Luxury Condos &Homes (Charles Rutenberg Realty) about 11 years ago
Joanne - Absolutely!! - but the good news for pool home owners is right now their homes are holding their value a little better and they are in higher demand with Clearwater home buyers.
Posted by Cyndee Haydon, 727-710-8035 Clearwater, Beach Short Sales Luxury Condos &Homes (Charles Rutenberg Realty) about 11 years ago
Rita - you are right on - which I mentioned above to Joanne - having a pool if your home is for sale in Clearwater today is a good thing. I am going to do a post on non-pool homes and you'll be able to see the spread. Are pools a good thing or not in your Sandford NC real estate market?
Posted by Cyndee Haydon, 727-710-8035 Clearwater, Beach Short Sales Luxury Condos &Homes (Charles Rutenberg Realty) about 11 years ago

Lynda - I agree, and as a swimmer from the age of 2 and a competitive swimmer through high school myself - I love swimming myself.

In addition to the fact that pools offer a great way to relax and cool off - the extra usable living space and open design pool homes incorporate makes a similar size non-pool home feel much smaller.

Cyndee - great info and congrats on helping another Clearwater Family sell their pool home today. Kudos to you!!

What a cool post, and I just love your graph!  We are BIG Swim School people... it saves lives and is truely amazing!  Every child in Florida over 6 months old should be in swim school so they can prevent possible drowning.   Pools are fun, but there is a saftety concern always with them.

If you have a pool, and your kids have a 'pool party' HIRE A LIFE GUARD, they are cheap (some as cheap as $10 an hour) and they know CPR, and will be the designated kid watcher in the pool... It just takes a few seconds of someone engaging a conversation and that child everyone was watching JUST a minute ago is underwater!

Well worth the investment in your child!

Katrina - I couldn't agree more - we've talked about this a lot and I'm so happy that we found Mollie Brauer who's been giving lessons for years to teach Sean. She had him swimming after his 3rd 30 minute lesson and she is so patient and gentle - it was amazing. I'll be posting more on her with videos of their sessions but needless to say - it gives me much greater peace of mind now.

Great post about pool homes in Clearwater Florida. I love my pool and would never be without it here in Florida. Nestor swims with our( just turned )5 year old nearly every day in the pool. Tristan is now such a great swimmer. Pools when kept up look so inviting. We changed our pool from Chlorine to Salt pool and it is the best thing we ever did for our health and for the environment. The water is soft and has not smell of chlorine. Katerina

Katerina - 1 out of 8 homes in Florida is a pool home. Sounds like you have a house full of "fish" too.  I may pick your brain about the salt over chlorine - I've heard nothing but good things about it.

GREAT post, Cyndee!  And it just goes to show you--water both sells and maintains equity (holds water?!) in Florida, whether the property is on it or it's on the property!

Pool Homes in Clearwater have to be HOT!!  Do you know that one in ever 8 homes has a pool in FL?  It is far less expensive to buy a home with a pool vs. building and going through the red tape with the HOA, unreliable (at times) subcontractors, weather conditions during the summer, and just waiting and watching!  Your expertise can allow them to buy the house and have the family swimming in-between unpacking boxes and know the pool is in tip top condition!

Cyndee,

Pool homes are not all that popular here.  We do have a lot of homes in neighborhoods with neighborhood pools, though.  Of course, we can only use pools 4-5 months out of the year around here.

Posted by Rita Taylor, Sanford NC Real Estate - Homes for Sale in Sanford North Carolina (None) about 11 years ago
Rita - Pool homes are popular here for just that reason - we can use them most of the year. I also love neighborhood pools since you can get the benefits of a pool without the expense or work (LOL) - Jack and I are on the road with real estate so much - it's nice to just "enjoy it" in your free time. thanks for stopping by and sharing about the pool home market in North Carolina.
