Clearwater Real Estate ~ Pool Homes
Many people moving to Clearwater and the Tampa Bay area are looking to enjoy our "Florida Lifestyle" - while many people enjoy living on Clearwater Beach quite a few chose other top Clearwater neighborhoods because of commutes to work, neighborhood ammenities or schools. Having a pool and a screened cage can often bring the outside in making a home feel much larger while providing a great recreational space and a desirable place to entertain.
Currently many homebuyers find it's cheaper to buy a Clearwater home that already has a pool than to put one in so demand for pool homes helps these homes stay in demand. By the same token a poorly maintained pool home can become hard to sell and expensive to repair so working with real estate professionals that understand the ins and outs of pool homes can keep you from making costly pool home mistakes.
Also remember, if you have kids - Pool Safety is something you need to plan for. And for children that need to learn how to swim in Clearwater has lots of options from private Lessons with a caring swim instructor where your kids can be swimming after a few lessons or the local YMCA and the neighborhood recreation centers offer courses year round.
As of August 31, 2007 there are 1184 single family homes for sale in Clearwater. Here's some info about those with pools:
- There are currently 347 Clearwater homes for sale with pools.
- There are 100 Clearwater pool homes for sale under $300,000.

Here's our latest Clearwater Real Estate Market Analysis - Overall and Without Pools - July 2007
Mollie Brauer of Making Waves Swim School offers families in Pinellas County private swim lessons or group lessons. She came highly recommended and now we know why. She took our 6 year old who wouldn't put his eyes in the water and who had major swimming phobias and had him swimming the whole length of the pool after (6) 30 minute private swim lessons. That's her in the photo above. We highly recommend her if you're looking for a patient, caring, great certified swim instructor for this area. You can contact her at 727-510-7066 and tell her Cyndee Haydon sent you.
We have helped several buyers succesfully negotiate great bargains on Tampa Bay pool homes last month. There are homes currently in pre-foreclosure or having to do a short sale (selling a home for less than you owe the bank) so there are definitely deals for prepared home buyers. Now is the time to find the pool home of your dreams. In real estate it's important to buy it for the right price - especially in a dynamic market like this. So here's more about what Clearwater Pool Homes are doing in today's real estate market...

Last month we saw a spike in the time it's taking to sell a Clearwater pool home - our whole real estate market has experienced excess supply and because there are more choices it is taking longer to sell all Clearwater homes.

When it comes to what's selling in Clearwater real estate - pool homes continue to sell. While number's dropped a little we've still seen many selling. Last month their were 29 that sold in Clearwater.
When you look at the median price of Clearwater Pool Homes and Clearwater Non-Pool homes you can see the difference a Pool in good shape can bring. The value of Clearwater Pool homes is about what it was one year ago when overall the Clearwater real estate market has seen about a 10% correction.

Cyndee, in Michigan pools are only valued in the eyes of the buyer. An appraiser gives no value to them in their appraisals. They don't take away, they are just a big nothing.
If I lived in Florida or anywhere in the South, I would want one.
Love the layout. Nice charts! Pools are too much like work to me. I'd rather pay a membership and hobnob with others. Beside who would see my in my Speedo, if I stayed home in my pool. ;)
(people across america just spit up their breakfast)
Cyndee, wouldn't it be nice if your first two graphs could be switched? It will be nice to see sales moving up again.
Cyndee,
Great post full of information for Clearwater buyers considering a pool home. It is interesting to see that these homes have maintained value while the overall market has declined a bit. You and Jack both really know your market.
Cyndee,
Wow, great job (as always) showcasing Clearwater pool homes! You live in such a beautiful community I can't imagine why someone wouldn't want a pool!
Lynda - I agree, and as a swimmer from the age of 2 and a competitive swimmer through high school myself - I love swimming myself.
In addition to the fact that pools offer a great way to relax and cool off - the extra usable living space and open design pool homes incorporate makes a similar size non-pool home feel much smaller.
What a cool post, and I just love your graph! We are BIG Swim School people... it saves lives and is truely amazing! Every child in Florida over 6 months old should be in swim school so they can prevent possible drowning. Pools are fun, but there is a saftety concern always with them.
If you have a pool, and your kids have a 'pool party' HIRE A LIFE GUARD, they are cheap (some as cheap as $10 an hour) and they know CPR, and will be the designated kid watcher in the pool... It just takes a few seconds of someone engaging a conversation and that child everyone was watching JUST a minute ago is underwater!
Well worth the investment in your child!
Great post about pool homes in Clearwater Florida. I love my pool and would never be without it here in Florida. Nestor swims with our( just turned )5 year old nearly every day in the pool. Tristan is now such a great swimmer. Pools when kept up look so inviting. We changed our pool from Chlorine to Salt pool and it is the best thing we ever did for our health and for the environment. The water is soft and has not smell of chlorine. Katerina
Cyndee,
Pool homes are not all that popular here. We do have a lot of homes in neighborhoods with neighborhood pools, though. Of course, we can only use pools 4-5 months out of the year around here.
