Clearwater, FL Homes Find New Roof Codes Break the Bank
Beware....
Monday October 1,2007 - Clearwater Florida homeowners will see roof prices for their homes sky rocket. Anyone putting a new roof on a Clearwater home or condo (association) may have to break open your piggy bank to pay for your new roof since new Florida House Bill 7057 goes into effect tomorrow.
The bill had great intentions and was designed to make Clearwater Florida homes safer and more secure in hurricanes. The end result is that all homes getting new roofs after October 1st.now need added materials, reinforcement and labor which will add anywhere from 15% to 50% to the cost of a new roof for your Clearwater home. Most agree it will be closer to 30% on average.
I met with local expert, Matt Cetta, Owner and CEO of Metro Roofing and asked him to give our readers the straight scoop on these new law changes that were just passed focusing on Hurricane Mitigation retro-fitting of roofs in Florida.
Matt Cetta, who is also Certified with the My Safe Florida Program, explained the effects of the new law on home owners are that,
- "Homes assessed under $300,000 they will be required to have their new roof re-nailed to new code requirements and use a new waterproofing membrane which may increase the price of replacing their roof by an additional 15-30%.
- Homes that are assessed for $300,000 and greater will now require extra gable braces and truss straps which will increase the cost to replace these roofs by 30-50%."
Also Matt reminds us "that if you've had a recent quote, realize that the new cost will be higher by maybe 50%."

Chris - that's the idea but we've yet to see any real relief from insurance companies here in Clearwater Florida. I do hope it makes a difference when Florida experiences more hurricanes since that is devastating and would be the real savings - keeping your home in tact - I guess only time will tell.

Great information for Florida homeowners. The video with a roofing expert really integrated well into the post and reinforced the information you provided.
Rita - Matt is a great local Clearwater roofing expert (even though he serves all of Pinellas County) - his roofing contractors use the latest improved materials but he has people who do roofs the old fashion tradesman way. He does many of the large condominium associations roofing projects because of the great overall job they do.
Renee - Florida has slowly tried to bring all codes up to post Hurricane Andrew codes and while we haven't seen any real relief in our homeowners insurance - I believe this is the state of Florida's way of addressing "risk" with more hurricane reinforced homes because when a roof goes in a storm I've been told you're looking at a total loss. We've still got insurance carriers leaving in much greater numbers - cost is a secondary issue.
The bad news is for anyone in the process of selling a home that needs a new roof - it just got way more expensive so in this market they'll have a hard time selling it without a big discount.
