One of the first questions Clearwater condo buyers have is: "What are my options to rent out my Clearwater Beach Condo when I'm not using it?" 

What many people don't realize is the City of Clearwater's code's default is a minimum of 30 day rentals which means if no other rules apply Clearwater Beach Condos or other property must be rented for at least 30 days or longer.

Everything from allowing 7 day rentals to mandating no rentals being allowed in the first 2 years of ownership. Yikes - the fine print could kill ya - financially speaking!

Recently I had client looking to buy a Clearwater Beach condo as their vacation home. They also wanted to be able to rent it out weekly when it's not being used. Sounds simple enough, right? These Clearwater Beach area rental facts below may surprise you.

Which Sand Key, Island Estates & Clearwater Beach condos allow Short Term Rentals?

Get the Facts:

  • ALL Island Estates condos must be rented for over 60 days and most require a 90 days minimum or longer;
  • On Sand Key there are only 2 condominium complexes that allow you to rent for a minimum of 14 days;
  • Sand Key has no condos that allow 7 day rentals;
  • Only 4 Sand Key beachfront condos allow 30 day rentals - the rest require that you rent their Sand Key Condos for 90 days or more;      

The good news is that their are actually 7 Clearwater beach condos that allow 7 day rentals - quirky how that number matched.  5 of these short term rental condos have fabulous inter-coastal waterviews (and you can walk across the street to Clearwater Beach) and there are two gulf-front Clearwater beach condo complexes directly on Clearwater Beach with sugar white sand at your backdoor.

You might wonder why Beach condo rental periods vary so greatly. There are many reasons but one of the reasons is that many of them have a 180 day minimum rental period because then you can avoid the extra 12% bed tax (which is charged to the user just like in a hotels) that is charged on all rentals in Pinellas County that rent for a period of less than 6 months. It's definitely something to consider when making your plans.

Cyndee, wow, those are some strict rules regarding rentals.  I would never have thought that there would be restrictions on renting out beach property and I hope that potential buyers are heeding your advice.

Lisa - buyers often are hoping condos will "cash flow" and as you can imagine you can usually get more when you can rent weekly versus monthly and it's important to understand the rules and which condos might meet their objectives. Thanks for stopping by.

Cyndee, this is an excellent post.  I run into similar things here.  There are some condo communities near the colleges here and people buy the units thinking of investment but don't read the association rules on these things.  You have to know what you're getting into.  Of course, ours aren't on the beach like yours but still similar in idea.  Maybe I should plan a "business trip" to come down and view some of those condos for sale.  LOL

Cyndee, great information!  I'm sure many prospective buyers consider this to be a negative.  I imagine there aren't nearly the number of people looking for monthly rentals than look for weekly.  Any ideas what the rents are per month for an average condo?

Cyndee - Clearwater (Beach) is still more liberal than St Pete Beach - they have a minimum 90 day rental period.

I have never liked rules like this saying you can't rent out your own property. We had one city do that on our cost with vacation homes and it has been a controversy ever since.
